C. dated November 23,2020. Please take notice that, as agreed, there would be a 10-foot non-turf buffer extending across the property which would line up to the 10 foot right-of-way for which this and other properties benefit. The area between the right-of-way in the top of the bluff would be designated a non- disturbance buffer. Finally, I have requested that surveyor re-examine their survey notes and methods for the survey and attach their memorandum dated November 23, 2020. The surveyor finds that the survey to be true and accurate with regards to the distance between the proposed dwelling and delineated wetland boundary. It may have proved difficult for the Board to ascertain the distance between the proposed two-story house and the wetland boundary as the proposed dwelling has been cited landward but partially within the footprint of the existing dwelling.
