In reviewing the Town records concerning this matter I find that in an opinion of the Zoning Board of Appeals dated April 11, t963, Mr. Besch was granted a variance to reduce the front yard to gl. 50 feet. You have indicated to me that the applicant has moved a three car garage onto the premises, has con- structed or partially constructed a foundation under the same and is in the process of converting the structure for private dwelling use. You have also indicated that the applicant is temporarily storing a private boat in the building. It is my opinion that the owner of the premises is not in violation of any of the provisions of the Zoning Ordinance of the Town of Southold.
