Together with all right,title and interest,if any,of the party of the first part in and
to any streets and roads abutting the above-described premises to the center lines
thereof;
Together with the appurtenances and all the estate and rights of the party of the first
part in and to said premises;
To have and to hold the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done
or suffered anything whereby the said premises have been encumbered in any way
whatever,except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of improvement and will apply the
same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose. The word "party" shall be construed as
if it read "parties"whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land with the buildings and improvements thereon erected,
situate, lying and being at Laurel, in the Town of Southold, County of Suffolk and State of New
York, known as Lot Nos. 7 and 8 on a certain map entitled, "Map of Property of Ravatone Realty
Corporation, Laurel, L.I., N.Y., Dudley Park, made and surveyed by Daniel R. Young, P.E., and
L.S., May, 1927", and filed in the Office of the Clerk of the County of Suffolk on September 17,
1928, as Map No. 212, and a described parcel, being more particularly bounded and described as
follows:
BEGINNING at a monument set on the southeasterly side of Peconic Bay Boulevard, which point is
the northeasterly corner of land now or formerly of Carolyn Thoet;
RUNNING THENCE along the southeasterly side of Peconic Bay Boulevard,North 48 degrees 58
minutes 00 seconds East, 171.83 feet to a monument and land now or formerly of George Lauinger
and Kathryn Lauinger;
THENCE along last mentioned land, South 18 degrees 39 minutes 00 seconds East, 479.30 feet to
the tie line along average high water mark of Great Peconic Bay;
THENCE along last mentioned tie line, South 55 degrees 01 minute 50 seconds West, 162.16 feet to
land now or formerly of Carolyn Thoet; .
THENCE along last mentioned land,North 19 degrees 02 minutes 00 seconds West,459.52 feet to a
monument on the southeasterly side of Peconic Bay Boulevard at the point or place of
BEGINNING.
