WITNESSETH, that the parry of the first part, in consideration of Ten ($10.00) Dollars
and other valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever:
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Town of Southold County of Suffolk, State of New
York, bounded and described as follows:
See attached "Exhibit A" Property Description annexed hereto and made a part hereof
Being and intended to be the same premises as described in Deed dated November 3, 2014
and recorded November 19, 2014 in the Suffolk County Clerk's Office in Liber 12796 page 578.
Said premises is designated as District: 1000 Section: 111.00 Block: 13.00 Lot: 005.000
Premises also known as: 5775 Nassau Point Road, Cutchogue,NY 11935
TOGETHER, with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; and TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Nassau Point or Little Hog Neck in the Town of
Southold, County of Suffolk and State of New York, known and designated as Lot No. 40 as shown on a certain map
entitled "Map of Subdivision, Section A, Nassau Point"and filed in the Suffolk County Clerk's Office on August 16, 1922 as
Map No, 156 which said lot being bounded and described as follows:
BEGINNING at a point on the easterly side of Nassau Road distant 400.00 feet southerly from the corner formed by the
intersection of the easterly side of Nassau Point Road with the southerly side of Peconic Bay Road said point also being
where the westerly end of the division line of lots 39 and 40 intersect with Nassau Point Road;
RUNNING THENCE easterly along said division line north 79 degrees 41 minutes 40 seconds east 321.10 feet to the high
water mark of Little Peconic Bay;
RUNNING THENCE along said high water mark south 04 degrees 20 minutes 43 seoncds east 100.62 feet to the division
line of lots 40 and 41;
RUNNING THENCE along division line south 79 degrees 41 minutes 40 seconds west 301.70 feet to the easterly side of
Nassau Point Road;
RUNNING THENCE northerly along the easterly side of Nassau Point Road north 15 degrees 25 minutes 00 seconds west
100.48 feet to the point or place of BEGINNING.
