Bargain&Sale Deed with covenant against grantor's act
THIS INDENTURE,
made the 7'h day of July,Two Thousand Sixteen(2016)between
Robert L. Christensen,residing at 100 Devoe Road,Chappaqua,New York 10514,
(hereinafter referred to as "Grantor"),and
Christensen Holdings,LLC,a Limited Liability Company with a mailing address of
100 Devoe Road, Chappaqua, New York 10514 (hereinafter referred to as
"Grantee").
WITNESSETH that the Grantor,in consideration of Ten and 00/100 Dollars($10.00)and
other valuable consideration paid by the Grantee,do hereby grant and release unto the Grantee,the
heirs or successors and assigns of the Grantee forever,

BEING the same premises conveyed to Barbara H.Christensen and Robert L.Christensen,
husband and wife,by deed dated May 28, 1985 and recorded in the Suffolk County Clerk's Office on
August 9, 1985 in Liber D00009847 at Page 365.
Barbara H.Christensen died a resident of Westchester County on June 4,2013
TOGETHER with all right, title and interest, if any, ofthe Grantor in and to any streets and
roads abutting the above described premises to the center lines thereof,-
TOGETHER with the appurtenances and all the estate and rights of the Grantor in and to
said premises;
TO HAVE AND TO HOLD the premises herein granted unto the Grantee, the heirs or
successors and assigns of the Grantee forever.
AND the Grantors covenant that the Grantor has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the Grantor, in Compliance with Sec. 13 of the Lien Law, covenant that the Grantor
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose ofpaying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose.

All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southhold, at Fleet's Neck, near Cutchogus, Suffolk County, New
York, bounded and described as follows:
Beginning at a point marked by a concrete monument set on the easterly line of West Creek Avenue, at
its intersection with Midwood Road (formerly a private road known as lone Pine Road); running thence
from said point of beginning North 65 degrees 40 minutes 10 seconds East along said Midwood Road
197.17 feet to lands now or formerly of William Blohme; running Thenca South 19 degrees 05 minutes
10 seconds East along said fast mentioned lands and lands now or formerly of lames Cleary, a distance
of 250 feet to lands of Harry G. Case running thence South 65 degrees 40 minutes 10 seconds West
along said last mentioned lands a distance of 211.57 feet to easterly line of West Creek Avenue; the
easterly line of West Creek Avenue 211.84 feet to a point marked by a concrete monument; and
continuing thence North 0 degrees 52 minutes 50 seconds East still along said easterly line of West
Creek Avenue to the point or place of BEGINNING.
BEING the same premises conveyed to Sara H. Cawley and Barbara H. Christensen as tenants-in-
common each as to an undivided one-half interest by deed of Sara R. Hurff,widow,dated October 26,
