Block Surrogate's Court,Suffolk County,New York on November 6,2017 and by virtue of the power and authority
given in and by said Last Will and Testament of Thomas S. Cottrell,deceased, and/or by Article 11 of the
9 Estates, Powers and Trusts Law, in distribution of said estate, and individually, without monetary
consideration,does hereby grant and release unto the party of the second part,the distributees or successors

ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being at Peconic, Town of Southold, County of Suffolk and State of New York, bounded and
described as follows:
COMMENCING at a pipe set in the Easterly line of Bay Avenue,which pipe is North 1'09'00"East 177 feet
measured along the Easterly line of Bay Avenue from a monument marking the intersection of the Easterly
line of Bay Avenue with the Northerly boundary line of land of Paul Stoutenburgh and from said point of
beginning running North 1'09'00"East along the Easterly line of Bay Avenue a distance of 122 feet to a pipe
and angle in said Easterly line of Bay Avenue,thence running North 10'53'30"West still along the Easterly
line of Bay Avenue a distance of 34.41 feet to a pipe,thence running North 67 53' 30"East a distance of
187.49 feet to a pipe,thence running South X 38' 30"East a distance of 157.16 feet to a pipe,and thence
running South 6957'30"West a distance of 265.85 feet to the Easterly line of Bay Avenue and the pipe set at
the point or place of BEGINNING.
SAID PREMISES being known as 3775 Skunk Lane,Cutchogue,New York
BEING the same premises conveyed to the party of the first part by deed dated July 1, 1981,and recorded in
the Office of the Clerk of the County of Suffolk on July 6,1981 in Liber 9028,at Page 559.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,and
also all the estate which the said decedent had at the time of the decedent's death in said premises,and also the
estate therein,which the party of the first part has or has power to convey or dispose of,whether individually,
or by virtue of said will or otherwise;TO HAVE AND TO HOLD the premises herein granted unto the party
of the second part,the distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
