successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first-part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will

ALL that certain plot, piece or parcel of land, situate, lying and being at Bayview,
Town of Southold, County of Suffolk and State of New York, shown and
designated as Lots 9 and 10 and a portion of Lot 11 as shown on a certain map
entitled, "Resubdivision of Block F of Map of Reydon Shores", filed in the Office
of the Clerk of the County of Suffolk on October 7, 1936 as Map No. 1215, said
lots and part of lot when taken together being more particularly bounded and
described as follows:
BEGINNING at a point on the northerly side of Lake Drive where the same is
intersected by the northwesterly side of land now or formerly of Jeffery and Carol
Oak, said point of beginning also being where the division line between Lot 8 and
Lot 9 intersects the northerly side of Lake Drive;
RUNNING THENCE from said point of beginning in a general northwesterly
direction along the northeasterly side of Lake Drive along the arc of an irregular
curve bearing to the right, the tie line of,which is North, 55 degrees 00 minutes 19
seconds West, 79.18 feet to a point;
THENCE in a general northeasterly direction along an irregular curve bearing
right, the tie line of which is North 04 degrees 04 minutes 57 seconds West,
18.91 feet to a point on the southeasterly side of Reydon Drive;
THENCE along the southeasterly side of Reydon Drive in a general northeasterly
direction along an irregular curve bearing right, the tie,line of which is North 32
degrees 05 minutes 20 seconds East a distance of 154.30 feet to a point;
THENCE along land now or formerly of the Macaluso Family Trust the following
two (2) courses and distances:
1. South 76 degrees 43 minutes 05 seconds East, 164.81 feet;
2. North 80 degrees 18 minutes 25 seconds East, 120.63 feet to the
southwesterly side of a bulkhead and "Yacht Basin";
RUNNING THENCE along said bulkhead, the following two courses and
distances:
1. South 35 degrees 39 minutes 00 seconds West, 34.59 feet;
2. South 22 degrees 08 minutes 00 seconds East, 27.91 feet to the
northwesterly side of land now or formerly of Jeffery and Carol Oak;
RUNNING THENCE along said last mentioned land, South 66 degrees 36
minutes 20 seconds West, 310.99 feet to the northerly side of Lake Drive at the
point or place of BEGINNING.
