WITNESSETH, that the party of the first part in consideration of ten dollars and
other valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party
of the second part, forever,
ALL that certain plot, piece or parcel of land, with the buildings and

TOGETHER with all right, title and interest, if any, of the party of the first part
of, in and to any streets and roads abutting the above described premises to the center
lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever.
AND the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been encumbered in any way
whatsoever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and will apply same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of
this indenture so requires.

BEGINNING at a concrete monument set at the Northwesterly corner of land conveyed by the party of the first part to
Lillian W. Baltz by deed dated March 7, 1941 and recorded in the Suffolk County Clerk's Office in Liber 2154 Page 351;
RUNNING THENCE along land now or formerly of Tung, North 37 degrees 29 minutes 00 seconds West, 306.20 feet to
land now or formerly of Kamrowski;
THENCE along said land the following six courses and distances:
1. North 66 degrees 54 minutes East 35.23 feet to a stake;
2. North 89 degrees 12 minutes East 34.38 feet to a stake;
3. South 75 degrees 35 minutes East 36.58 feet to a stake;
4. South 57 degrees 37 minutes East 68.13 feet to a stake;
5. South 54 degrees 49 minutes East 50.00 feet to a stake;
6. South 67 degrees 20 minutes East, 61.41 feet through a right of way to a stake at a corner of angle in'the line of land
conveyed by Kirby to said Lillian W. Baltz by deed dated July 9, 1945 and recorded in Suffolk County Clerk's Office and
land now or formerly of Llovera and Loscalzo;
THENCE along the last described land and land now or formerly of Kamrowsk the following two courses and distances:
1. South 16 degrees 10 minutes West, 128.38 feet to a concrete monument and land now or formerly of Llovera and
Loscalzo;
2. South 44 degrees 31 minutes West, 50.49 feet to the point or place of BEGINNING.
TOGETHER with and subject to the benefits and burdens of the Right of Way in Liber 2475 Page 61.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the
premises which by law constitute real property.
