After investigation and inspection the Board finds that
applicant requests permission to erect an accessory building
in front yard area of property on the north side of Soundview
Avenue, Southold. The findings of the Board are that the
neighbor to the east has a garage which is practically on
the line, 18 feet closer to $oundview Avenue than the proposed
shed. There are several other garages in the fron~ yard
area in the vicinity of applicant's property. The Board agrees
with the reasoning of the applicant.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship~
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property
and in the same use district! and. the variance will not change
the character of ~he neighborhood, and Will' observe the spirit
of the Ordinance.
THEREFORE IT WAS RE~0LVED, John F. Keating, Soundview
Avenue, Southold, New York, be GRANTED permission 2o erect
an accessory building in front Yard area of property located
on the north side of Soundview Avenue, Southold, as applied for.

sary HARDSHIP because the property is bounded on the north side by the
Long Island Sound and has an erodLug bank which would be detrimental
-to any type of housing/shed/utility shed.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because it is bounded by the
Islan~ Bound and has a continuously eroding soil bank, which is
impossible to stabilize. At present there is only 18 feet from
the b~nk to the main structure. Under these conditions it would
be foolish to erect supplemental structures.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because considerable consideration has been given
to m.aintain the esthetic quality of surrounding ~roperties. The

a. This application must be completely filled in by typewriter or in ink and submitted in triplicate to the Building Inspector, with
3 sets of plans, accurate plot plan to scale. Fee according to schedule.
b. Plot plan showing location of lot and of buildings on premises, relationship to adjoining premises or public streets or areas, and
giving a detailed description of layout of property must be drawn on diagram which is part of this application.
c, The work covered by this application may not be commenced before issuance of Building Permit.
d. Upon approval of this application, the Building Inspector will issue a Building Permit to the applicant. Such permit,shall be kept on
the premises available for inspection throughout the work.
e. No building shall be occupied or used in whole or in part for any purpose whatever until a Certificate of Occupancy shall have been
granted by the Building Inspector,

APPLICATION FOR BUILDING PERMIT
INSTRUCTIONS
o. This application must be completely filled in by typewriter or in ink and submitted in duplicate to the Building
Inspector.
b. Plot plan showing location of lot and of buildings on premises, relationship to adjoining premises or public streets or
areas, and giving o detailed description of layout of property must be drown on the diagram which is port of this application.
c. The work covered by this application may not be commenced before issuance of Building Permit.
d. Upon approval of this application, the Building Inspector will issue o Building Permit to the applicant. Such
permit shall be kept on the premises available for inspection throughout the progress of the work.
e. No building shall be occupied or used in whole or in pa rt for any purpose whatever until a Certificate of Occupancy
shall hove been granted by the Building Inspector.
