ALL that certain plot, piece or parcel of land, situate, lying and being in the
Village of Mattituck, in the Town of Southold, County of Suffolk and State of New
York, known as Lot Number 3 on a certain map entitled, "Map of Salt Lake
Village, Mattituck„ Long Island", prepared by Otto H. Van Tuyl, C.E., filed in the
Suffolk County Clerk's Office on May 10th, 1940, as Map Number 1310, which lot
is bounded and described as follows:
BEGINNING at a point on the south side of Old Salt Road distant 787 feet, more
or less, southerly and easterly from the arc of a curve connecting the westerly
side of Old Salt Road and the southerly side of Salt Lake Lane, said point of
beginning also being where the division line between Lot 3 and Lot 2 intersects
the southerly side of Old Salt Road;
RUNNING THENCE from said point of beginning, along the southerly side of Old
Salt Road, North 79 degrees 05 minutes 00 seconds East, 75.00 feet to the end
of a curve;
THENCE along the division line between Lot 3 and Lot 4 the following two (2)
courses and distances:
1. Southeasterly along an arc of a curve to the right with a radius of 25.00 feet
and a distance of 39.27 feet to a point;
2. South 10 degrees 55 minutes 00 seconds East, 134.9 feet (bulkhead) 130.00
feet (map) to a bulkhead at the mean high water mark of Great Peconic Bay;
THENCE along a bulkhead at the mean high water mark of Great Peconic Bay,
South 79 degrees 05 minutes 00 seconds West, 100.00 feet to a point;
THENCE along the division line between Lot 3 and Lot 2, North 10 degrees 55
minutes 00 seconds West, 159.9 feet (bulkhead) 155.00 feet (map) to the
southerly side of Old Salt Road, the point or place of BEGINNING.
TOGETHER with a one-fourteenth interest of, in and to so much of Lots
twenty-seve (27) and twenty-eight (28) on "Map of Property of Lida Bartley,
Mattituck, L.I.", which map was filed in the Suffolk County Clerk's Office July
27th, 1922 under number 770, as are included in the extension of Old Salt Road
from the north line of Salt Lake Village of Salt Lake Lane (sometimes called
Roachelle Place), subject to a right of way of the onwers of numbered lots on the
map of Salt Lake Village over the same and together with a right of way over Salt
Lake Lane (sometimes called Roachelle Place) to Bay Avenue.

TOGETHER with the right of ingress and egress between said lot and Salt Lake
Lane (sometimes called Rochelle Place) over the roads and extension on said
map; and subject to the right of ingress and egress granted, or that may
hereafter be granted, to other owners of numbered lots on said map, and
together with a right of way over the path as shown on said map from Old Salt
Road to Salt Lake Village Beach, and to the use of said beach in common with
other lot owners for bathing and boating.
FOR CONVEYANCE PURPOSES ONLY:
TOGETHER with an easement to use The Commons, yacht basin, the Village
Dock and Boat Landing and the two paths leading thereto from the flag pole
circle, subject to the use of the same in common by any or all owners of
numbered lots shown on said map to others to whom same may be granted.
TOGETHER with all the right, title and interest of the party of the first part of, in
and to the beach and land under water in Great Peconic Bay, in front of and
adjoining sid lot numbered three (3).
