BEING AND INTENDED TO BE the same premises conveyed to the
party of the first part by Deed dated April 26, 1991 and
recorded on May 10, 1991 in Liber 11260 at Page 338, the
Grantor being the same person described as the Grantee in said
Deed.
Together with all right, title and interest, if any, of the
party Of the first part in and to any streets and roads
abutting the above-described premises to the center lines
thereof;
Together with the appurtenances and all the estate and rights
of the party of the first part in and to said premises;
To have and to hold the premises herein granted unto the party
of the second part, the heirs or successors and assigns of the
party of the second part forever.
And the party of the first part covenants that the party of the
first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as
aforesaid.
And the party of the first part, in compliance with Section 13
of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of
improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be
construed as if it read "parties" whenever the sense of this
indenture so requires.

lying and being in the Village of New Suffolk, Town.of Southold, Suffolk County, Nets York,-
bounded and described as follows:
BEGINNING at a point in the southerly line or aide of Jackson Street at the north—
easterly corner of lands now or formerly of B.G. Gurts; thence running South 73 degree
39 minutes 00 seconds East a distance of 158.50 feet along the southerly line or sidt
of said Jackson Street to the northwesterly corner of lends formerly of Pugsley late,
of Connor; .thence South 6 degrees II minutes 50 seconds West a distance of 590.00
feet along last mentioned land to the average highwater mark of of Great Peconic Bay;
thence North 79 degrees A minutes 20 seconds West a distance of I55.77 feet along
the average highwater-mark of said Great Peconic Bay to the southeasterly corner of
said lands of B.G. Curts; thence North 6 degrees 7 minutes 50 seconds East a distanet
of 606.06 feet along the easterly boundary of said lands of B.G. Curts tv a point in
the southerly line or aide of said Jackson Street which is the point or place 'of
beginning.
