ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being all the westerly side of Richmond Creek, in the Hamlet of
Peconic, Town of Southold, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a concrete monument set at a point 643.95 feet easterly of Indian Neck
Lane from the northerly boundary line of the property about to be described;
RUNNING THENCE North 69 degrees 29 minutes 40 seconds East a distance of 155 feet
(deed), 150.33 feet (actual) to the shore of Richmond Creek;
RUNNING THENCE along the ordinary high water mark of Richmond Creek the following
seven (7) courses and distances:
