WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party

TOGETHER with all right, title and interest,if any,of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any whatever,
except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants
that the party of the first part will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the

ALL that certain plot, piece or parcel of land, situate, lying and being at Peconic,Town of Southold, County of Suffolk and
State of New York, being more particularly bounded and described as follows:
BEGINNING at the southwesterly corner thereof at a point on the northerly line of a 33 foot wide rights of way over lands of
Nelson Axien, North 67 degrees 50 minutes 30 seconds East 66.08 feet from a point of deflection in the northerly line of
said right of way, and said point of deflection being North 82 degrees 49 minutes East 87.30 feet from the southeasterly
corner of lands now or formerly of John F. Ranahan and North 82 degrees 49 minutes East 352.30 feet from the
intersection of the northerly line of said right of way with the easterly line of land now or formerly of Floyd F. Vail, and from
said point of beginning.
RUNNING parallel to said easterly line of land now or formerly of Floyd F. Vail, North 31 degrees 20 minutes West 308.66
feet, to ordinary high water mark of Long Island Sound;
THENCE easterly along the same,the tie line of which bears North 66 degrees 58 minutes 00 seconds East 98.06 feet;
THENCE along lands now or formerly of Mohammed Irrevocable Trust, South 31 degrees 20 minutes 00 seconds East
310.17 feet to the northerly line of said right of way;
THENCE along the northerly line of said right of way, South 67 degrees 50 minutes 30 seconds West 98.29 feet to the
point or place of BEGINNING.
TOGETHER with a right of way 33 feet in width for egress and egress to the public highway known as the North Road;
RUNNING along the southerly line of the premises herein described and the northerly line of said right of way, running the
following courses and distances:
(1) North 82 degrees 49 minutes East 352.32 feet;
(2) North 67 degrees 50 minutes 30 seconds East 263.62 feet;
(3) North 81 degrees 22 minutes East 355.37 feet.
TOGETHER with a right of way 20 feet in width leading from said described right of way through other lands of Nelson
Axien and continuing through lands now or formerly of Henry Smith; and continuing one rod in width along the Easterly
side of lands now or formerly of George Stepnoski, reserving however, to Nelson Axien, his heirs and assigns, the right to
make any change or alteration that may hereinafter be named in the direction or location of said above rights of way
described.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the
premises which by law constitute real property.
FOR CONVEYANCING ONLY: Together with all the right, title and interest of the party of the first part, of in and to the
land lying in the street in front of and adjoining said premises.
