It was reported that the garage was constructed in the 1960's. The garage does not have any climate conditioning or habitable space. The inspection included the foundation and framing for the structure. The inspection results are: The garage was constructed with a concrete beam/slab-on-grade footing, concrete block walls and a wood framed roof. The interior floor is concrete. All construction was done with standard materials. Items inspected included the footing (partial excavation to expose), the concrete block walls and floor slab, and the roof framing. The concrete footing, floor and masonry wall work was done in compliance with engineering standards and the Building Code that existed in the 1960's. Because of the mass of the concrete walls and slab the foundation is functioning as expected. There are no visible signs of movement, distress or deterioration anywhere in the concrete and masonry elements. The framing work was done in compliance with engineering standards and the Building Code that existed in the 1960's. The framing inspection included lumber size, dimensional spacing, framing connections, bearing, and strapping. It was noted that metal framing straps have been recently added to the structure. These straps provide additional strength to the framing connections. There are no visible signs of movement, distress anywhere in the roof framing system. Result—The structure has been maintained and is rated to be in very good condition. The garage structure, as verified by field inspection on July 27, 2020, is compliant with the applicable codes at the time of construction. Nicholas J.
