State and local laws and building codes also require reserved parking for people with disabilities and permitted night fishing parking uses with any Motor Vehicles registered in the New York State including RVs uses. This provides bathroom access and temporary office shelter from April 1 through December 31 of each year and my reasonable accommodation letter is legal in 2014 and yet again in 2018 & now 2020, it's the use of a "seasonal handicap office use" and it's handicap RV storage are granted in all zoning districts including M1 all year long. Pre-existing Certificate of Occupancy which includes 11 boat rental operations (each boat and occupancy is 4-8 persons per boat rental TO BE SAFE BY NYS C.O. & TOWN BUILDING DEPARTMENT 2016 inspector Mr. Gary Fish who's signature was legal uses with no toilets on a vacant gravel lot is violating NYS BUILDING CODE LAW. NYS DEC article 25 wetlands usage law says its "land owner's" responsibility for protection of Habitat and I did my part under the four N.Y. State and federal jurisdiction Laws. Southold denied my rights 2014, 2018 now I try it again 2020. After researching thousands of permits approved by the town board over many years we discovered discrimination to my rental customers, my employees of color and owner staff members. However to show our business good intentions the remainder of 2020 season will have RV TRIALER PERMIT SUBMITTED (see permits) and in 20211 will have a mobile home office in place following architect plans submitted by EN- Consultants after DEC approvals first and then town board trailer permits coming in early 2021,but for now RV handicap uses in place this year. RE: Trailer permits on seasonal uses on movable structure My Commercial business Marina facility called Brushes Creek Marina located at 1900 Peconic Bay Blvd. Laurel has presently been granted a building per 4-27-16 #38052 with all M1 uses including M1 Off Street Parking 280-78&79 of one MOBLIE HOME OFFICE use and storage. Uses falls under Marina facility commercial operations. OHSA bathroom labor laws 1910-(a) along with NYS DEC article 25 wetlands usage law and the DMV Handicap parking and usage laws all which are necessary for human occupation meeting BASIC HUMAN NEEDS to be safe. I have been granted by the Southold Town Board the M1 zoning on October 11th 1983 and at that exact same time a commercial uses permit #1696 as a Marine Structure by the Southold Trustees virtue of Andros Patent-and fishing and hunting rights granted to me on public and private land. This #1696 is an adjustable to structures placed on commercial vacant lot today, tomorrow or into the future and I will call trustees for a site evaluation for Marina uses & seasonal structure. Permitted uses, The following uses are permitted uses and, except for those uses permitted (2) Marinas for the docking, mooring and accommodation of recreational or commercial boats, including the sale of fuel and oil primarily for the use of boats accommodated in such marinas. (3) Boat docks, slips, piers or wharves for pleasure or fishing trips or for vessels engaged in fishery or shellfishery. (4) Boatyards for building, storing, repairing, renting, selling or servicing boats, which may include the following as an accessory use: office for the sale of marine equipment or products, dockside facilities for dispensing of fuel and, where pumpout stations are provided, rest room and laundry facilities to serve overnight patrons. (7) Retail sale or.rental of fishing, diving or bathing supplies and equipment if accessory to a marina or boatyard or ship's loft or chandlery. §280-53 Bulk,area and parking regulations. The storage or parking and use of a travel trailer or a recreation vehicle by any person or persons, except as hereinafter provided, is prohibited in all residential districts, except that: (a)The keeping or storing of one camp-type travel trailer or recreation vehicle is permitted on a premises if it is either owned or rented by the occupants of such premises and is not kept for purposes of sale or rental and is used solely for the personal use of such occupants. Such camp-type travel trailer or recreation vehicle shall not be occupied as living quarters at any time and shall be secured in place in the rear yard not nearer than 15 feet to a side or rear lot line or to the street, and the doors thereof shall be kept securely locked. (b) Such vehicle may not be parked within 10 feet of a one-or two-family dwelling or 15 feet of a multiple dwelling.
