THIS INDENTURE, made the day of'2S00C , in the year 2020, by and between

Avenue, Wantagh,New York 11793 ("Grantor"), and
THOMAS P. TOSCANO, residing at 3655 Woodbine Avenue, Wantagh, New York 11793, as
Trustee of THE THOMAS P. TOSCANO REVOCABLE TRUST, and ELLICE S. TOSCANO,
residing at 3655 Woodbine Avenue, Wantagh, New York 11793, as Trustee of THE ELLICE S.
TOSCANO REVOCABLE TRUST, as tenants in common("Grantee").
WITNESSETH, that the Grantor, in consideration of ten dollars and other valuable
consideration paid by the Grantee, does hereby grant and release unto the Grantee and the heirs
or successors and assigns of the Grantee forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Nassau Point, Southold Town, Suffolk County, New York,
known and designated as Lot Number 397 on map entitled "Map of Section D, Nassau Point
Club Properties, Inc., situated on Nassau Point, Suffolk County, New York, surveyed March 24,
1926 by Otto W. Van Tuyl, C.E. and Surveyor, Greenport, New York", and filed in the Office of
the Clerk of Suffolk County, N.Y. File No. 806 on May 7, 1926, being further bounded and
described as follows:
BEGINNING at a point on the westerly side of Wunneweta Road at the division line between
Lots 397 and 398 as mentioned on the above said map;
RUNNING THENCE South 47 degrees 40 minutes 03 seconds West along said division line,
351.08 feet;
THENCE North 19 degrees 44 minutes 50 seconds West, 183.42 feet;
THENCE North 68 degrees 17 minutes 00 seconds East, 328 feet to the westerly side of
Wunneweta Road;
THENCE South 16 degrees 15 minutes 25 seconds East along the said westerly side of
Wunneweta Road, 59.97 feet to the point or place of BEGINNING.
SAID PREMISES being known as and by the street address 3210 Wunneweta Road,
Cutchogue, New York.
SAID PREMISES BEING the same premises conveyed to the parties of the first part herein by
Deed dated April 21, 2006 and recorded in the Office of the Suffolk County Clerk on May 2,
2006 in Liber 12448, Page 162.
TOGETHER with all right, title and interest, if any, of the Grantor in and to any streets and
roads abutting the above described premises to the center lines thereof;

TOGETHER with the appurtenances and all the estate and rights of the Grantor in and to said
premises;
TO HAVE AND TO HOLD the premises herein granted unto the Grantees, the heirs or
successors and assigns of the Grantees forever.
AND the Grantor, in compliance with Section 13 of the Lien Law, covenants that the Grantor
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
AND the Grantor covenants as follows: that said Grantor is seized of the said premises in fee
simple, and has good right to convey the same; that the Grantee shall quietly enjoy the said
premises; that the said premises are free from encumbrances, except as aforesaid; that the
Grantor will execute or procure any further necessary assurance of the title to said premises; and
that said Grantor will forever warrant the title to said premises.
IN WITNESS WHEREOF, the Grantor has duly executed this deed the day and
year first above written.
