BOUNDARY LUNE AGREEMENT
AGREEMENT made this jLth day of 2020 between Lisa G.
Altman (the"Seller"), residing at 805 N. Oakwood Road, Laurel, New York 11948, and Edna M.
Christie("Neighbor") residing at 675 N. Oakwood Road, Laurel, New York 11948.
WITNESSETH:
WHEREAS, Seiler owns premises known as 805 N. Oakwood Road, Laurel, New York
11948 designated as District 1000 Section 127.00 Block 07.00 Lot 013.000 in Suffolk County
(hereinafter"Parcel I"), more fully described on Schedule A, attached hereto; and
WHEREAS, Neighbor owns premises known as 675 N. Oakwood Road, Laurel,New York
11948, designated as District 1000 Section 127.00 Block 07.00 Lot 015.200 in Suffolk County
(hereinafter"Parcel II"); and
WHEREAS, the parties to this agreement are neighbors such that that the western lot Iine
of Parcel I is the eastern lot line of Parcel II; and
WHEREAS, the parties have examined a copy of the survey made by Michael W. Minto,
L.S.P.C., dated January 11, 2020, depicting Parcel I, annexed hereto as Exhibit A; and
WHEREAS, there is a fence owned by Seller, along the southernly edge Parcel I, as
depicted on said survey, which is up to 2.0 feet north of the southernly lot line of Parcel I and is
not situated on the property line dividing Parcel I and Parcel Il (the"Strip of Land"); and
WHEREAS, the parties wish to properly designate the boundary line between their
respectively owned properties; and
NOW, THEREFORE, in consideration of the sum of TEN ($10.00) Dollars paid by each
party to the other herein, receipt of which is hereby acknowledged, it is agreed as follows:
1. That the property described in Schedule A attached hereto is the property known as 805
N. Oakwood Road, Laurel, New York 11948, designated as District 1000 Section 127.00
Block 07.00 Lot 013.000 in Suffolk County and owned by Lisa Altman;
2, That Neighbor knows that Neighbor does not own the Strip of Land and that Strip of
Land is not included in the deed to Parcel II. Neighbor has known these facts from the
date that Neighbor acquired Parcel 11. Neighbor makes no claim, in law or equity, to any
of the described property in Schedule A;
3. That the use of the Strip of Land by Neighbor and all prior owners of Parcel II property,
has always been with the permission of Seller and all prior owners of Parcel I. Therefore,
in addition to not having claim or ownership to the Strip of Land by adverse possession,
Neighbor realizes that he has no claim for a continued use of the Strip of Land by reason
of a prescriptive easement or otherwise;

4. That Seller makes no claim, in law'or equity to any property other than as described in
Schedule A;
5. That the boundary line between Parcel I and Parcel II is the property line as described on
the survey attached hereto as Exhibit A and not the fence between the respective
properties.
THIS Agreement shall be binding upon each of the respective parties, their successors,
heirs and/or assigns and is made to clear up any question of possible claim of adverse possession
or prescriptive easement on Parcel I.
IN WITNESS WHEREOF, the parties have executed this agreement as of the date
above written.

ALL that certain plot, piece or parcel of land,with buildings and improvements erected
thereon, situate, lying and being in the Hamlet of Laurel, Town of Southold, County of
Suffolk, Stale of New York, known and designated as Lot No. 33 on a certain map entitled,
"Map of Laurel Park"and filed in the Office of the Clerk of the County of Suffolk on
October 5, 1925 as Map No. 212, being more particularly bounded and described as
follows:
BEGINNING at a point on the southwesterly side of North Oakwood Road where the same

Said place or point of beginning being distant 760 feet northwesterly as measured along the
southwesterly side of North Oakwood Road from the corner formed by the inlersection of
