BARGAIN AND SALE DEED
THIS INDENTURE, made as of the 10th day of April, 2020 by PETER COSOLA
and STEPHANIE COSOLA, his wife, individuals, with address located at 135 Whitehall
Boulevard, Garden City, NY 11530 ("Grantor"), in favor of RICHARD PERL and
STEPHANIE PERL, his wife, with address located at 650 Fairview Place, Wyckoff, NJ
07481 ("Grantee").
WITNESSETH, that Grantor, for an in consideration of Ten ($10.00) Dollars and
other good and valuable consideration paid by Grantee,the receipt and sufficiency of which
is hereby acknowledged, hereby grants and releases to Grantee:
All that certain plot, piece or parcel of land, together with the buildings and
improvements thereon erected,situate, lying and being in Nassau County and State of New
York, more particularly described on Exhibit A attached hereto and made a part hereof,
BEING AND INTENDED TO BE THE SAME PREMISES CONVEYED TO GRANTOR BY
DEED MADE BY EDWARD J.BAGE AND SANDRA GAGE,HIS WIFE DATED AUGUST 28,
2003 RECORDED SEPTEMBER 24,2003 IN THE SUFFOLK COUNTY CLERK'S OFFICE IN
LIBER 12273 PAGE 871.
TOGETHER with all right, title and interest, if any, of the Grantor in and to any
streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the Grantor in
and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the Grantee forever.
AND the Grantor covenants that the Grantor has not done or suffered anything
whereby the said premises have been encumbered in any way whatsoever, except as set
forth on Exhibit B attached hereto.

AND, Grantor, in compliance with Section 13 of the Lien Law, covenants that
Grantor will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the costs of
the improvement and will apply the same first for the purpose of paying the cost of the
improvement before using any part of the total of the same for any other purpose.
Whenever in this instrument any party shall be designated or referred to by name
or general reference, such designation in intended to and shall have the same effect as if
the words "successors and assigns" had been inserted after each and every such
designation.
