ALL that certain plot, piece or parcel of land, situate, lying and being at Greenport, in the
Town of Southold, County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point on the westerly side of Sterling Place, distant 190.90 feet southerly
from the corner formed by the intersection of the southerly side of Knapp Place and the
westerly side of Sterling Place;
RUNNING THENCE South 61 degrees 15 minutes 30 seconds West, 90.00 feet;
THENCE South 80 degrees 17 minutes 00 seconds West, 172.25 feet;
THENCE North 23 degrees 23 minutes 40 seconds West, 38.09 feet (deed), 38.00 feet
(actual);
THENCE North 73 degrees 00 minutes 10 seconds East, 253.33 feet to the westerly side
of Sterling Place;
THENCE along the westerly side of Sterling Place, South 30 degrees 27 minutes 30
seconds East, 42.50 feet to the point or place of BEGINNING.

anything whereby the said premises have been encumbered in any way whatever, except as

AND the parties of the first part, in compliance with Section 13 of the Lien Law, covenant that the
parties of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties" whenever the sense of this indenture so
requires.
