party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying andbeingxi at Cutchogue, Town of Southold, County of _Suffolk and
State of Neta York; being bounded and described as follows:
BEGINNING a� a point in the center line of a certain -20 foot right
of way North 74' 00' East, 361 feet along said line from the east-
erly line of Harbor Lane and thence continuing easterly on the
same course along the center line of said right of way 200 feet to
Eugene's Creek;
- THENCE RUNNING South 00' 38'.58" East along Eugene's Creek 69.55 feet,
to Map of Eugene Heights filed 10/29/28, No. 856;

RUNNING THENCE along said land South 73° 21' 10" West, 181.60 feet
to land now or formerly of Brown;
- RUNNING THENCE along said land North 16' 00` 00" West, 69.12 feet
to the point or place of BEGINNING.
TOGETHER with a right of way in common with others over the said 20
foot right of way, the middle line of which is the northerly line
of the premises herein described, and the extension thereof westerly
to Harbor Lane.
BEING AND INTENDED TO BE the same premises conveyed to EDNA A. ROBB
and WILLIAM J. ROBB, by .deed dated 2/15/51, recorded 2/17/51 in
Liber 3185, pg. 376; deed dated 3/5/51, recorded 3/9/51 in Liber
3191, pg. 446; and deed dated 1/23/63, recorded 9/27/63 .in Liber
.5422, pg- 392.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises;,TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the spine for
any other purpose. i
The word "party" shall be construed as if if read "parties" whenever the sense of this indenture so requires.
