WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs:

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

and filed in the Office of the Clerk of the County of Suffolk, on January 13,
1914, as Map Nod. 41, said plot being more particularly bounded and described-Ibelow:A
Subject to a Purchase Money Mortgage in the sum of $80,000.00
GRANTOR, herein, is the same person as the surviving tenant by the entirety,
by Deed dated July 28, 1951, recorded August 13, 1951, in Liber 3246, cp 427.
BEGINNING at a POINT ON THE EASTERLY SIDE OF South Drive distant 508.37 feet south-
easterly, as measured along the same, from the southeasterly end of the curve
connecting the southerly side of Bay View Avenue with the easterly side of South
Drive;
RUNNING THENCE South 870 15 minutes 00 seconds East 610.43 feet to the westerly side
of Mattituck Creek;
THENCE southerly along the westerly side of Mattituck Creek on a tie line bearing
South 22' 54 minutes 30 seconds East 100.93 feet;
THENCE North 860 48 minutes 30 seconds West 592 feet to the southeasterly side of
South Drive and
THENCE along the southeasterly side of South Drive North 320 58 minutes 40 seconds
West 106.45 feet to the point or place of BEGiNNIN
TOGETHER with right-of-way and passage over roads laid down at said Map as Bayview
Avenue, Nort Drive and South Drive and also all roads in and to Mattituck Bay and the
lands thereunder and the shore front thereof adjoining said premises, if any.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
rad all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO

ND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
