The agency technician observed the roe u land of the bluff and bluff condition having evidence of erosion. PROPERTY FACTS[DESCRIPTION The subject property is a non-conforming 35,201 square foot waterfront parcel located in an R-40,Zoning District. The parcel measures 100.64 feet fronting Long Island Sound along the northerly property line, measures 100.55 feet fronting Sound View Avenue along the southerly property line, 352.54 feet on the West side and 362 33 feet on the East side The parcel is improved with a one story frame house _ _ SC'�M. RELIEF REQUESTED: The applicant requests a variance to construct additions and alterations to an existing single family dwelling, including a bathroom and a kitchen addition under an existing deck, which will maintain the existing bl et-back of+/-57 feet where 100 feet is re DITIONAL INFORMATION: A variance was granted in 1964 to permit the construction of a detached garage in the front yard. The applicant's agent submitted a letter agreeingto dhere to all of the recommendations for environmental protection and conservation by Suffolk County Soil and Water. ' FINDINGS OF FACT/REASONS FOR BOARD ACTION: The Zoning Board of Appeals held a public hearing on this application on December 7,2017 at which time written and oral evidence were presented. Based upon all testimony, documentation, personal inspection of the property and surrounding neighborhood, and other evidence,the Zoning Board finds the following facts to be true and relevant and makes the following findings: 1. _Town Law $267-b(3)(b)(1). Grant of the variance will not produce an undesirable change in the character of the neighborhood or a detriment to nearby properties. The neighborhood consists of waterfront homes on top of bluffs. The variance granted herein is mathematically substantial, representing 62.4% relief from the code. However, the existing structure is non-conforming and the additions are landward of the existing setback. 4.
