Located: 1500 Willow terrace Lane, Orient. SCTM# 1000-26-2-26 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is CONSISTENT with the LWRP policies and therefore CONSISTENT with the LWRP. INSTRUCTIONS 1, All applicants for permits* including Town of Southold agencies, shall complete this CCAF for proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This assessment is intended to supplement other information used by a Town of Southold agency in making a determination of consistency. *Except minor exempt actions including Building Permits and other ministerial permits not located within the Coastal Erosion Hazard Area. 2. Before answering the questions in Section C, the preparer of this form should review the exempt minor action list, policies and explanations of each policy contained in the Town of Southold Local Waterfront Revitalization Program. A proposed action will be evaluated as to its si nificant beneficial and adverse effects upon the coastal area (which includes all of Southold Town). See LWRP Section III - Policies; Pages 22 through 32 for evaluation criteria. ®Yes ❑ No ❑ Not Applicable LWRP CONSISTENCY ASSESSMENT FORM ADDENDUM FOR ELAINE DeMARTINO MAAS 1500 WILLOW TERRACE LANE ORIENT,NY SCTM#1000-26-2-26 Policy 5 & 6 The proposed project consists of modest renovation to an existing dwelling, including the expansion of the front porch; exterior improvements (e.g., new windows, doors, and siding); and the replacement of aging, elevated decks on the waterside of the dwelling with a new at-grade masonry terrace. Although the terrace will be situated 8 feet closer to Orient Harbor than the existing deck, the proposed renovation will result in a net decrease in the property's lot coverage of buildable land by 150 sf, thereby reducing the existing nonconforming lot coverage of 20.2 percent to a conforming 19.0 percent. The terrace will remain outside the Coastal Erosion Hazard Area and will be separated from the surface waters of Orient Harbor by the existing 15' wide naturally vegetated non-turf buffer to be maintained adjacent to the existing bulkhead. Additional project mitigation includes installation of a proposed drainage system of leaders, gutters, and drywells; and site disturbance and runoff during construction will be controlled by a project limiting fence. Therefore, the project will be consistent with the goals and objectives of Policies 5 and 6. See attached narrative jointly addressing Policy 5 and Policy 6.
