WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at East Marion in the Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:

Said premises is known as by 3530 Stars Road, East Marion, NY 11939. Said premises being the same
premises conveyed to the party of the first part by deed dated 11/6/1978 and recorded on l 1/15/1978 in
Liber 8533 Page 301 in the Office of the Clerk of the Town of Southold in the County of Suffolk. This
deed is to relinquish the life estate reserved for Marietta Caravanos and John Caravanos, her husband
who passed away in Suffolk County on 10103/2008, with deed dated 05/19/2006 and recorded
06/07/2007 in Liber 12508 Page 462.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the
party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever
the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at East Marion in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at the southeasterly corner of land conveyed to Henry M. Hellman by deed dated
March 13, 1959 and recorded July 30, 1959 in Liber 4666 ep 548 in the Suffolk County Clerk's
office and from said point of beginning running thence along;said land now or formerly of
Schroeder south I00 3 I' 00"east 175.0 feet to other land now or formerly of Stars;
RUNNING THENCE along said land south 780 36' 30"west 111.88 feet to the easterly side of a
Private road;
RUNNING THENCE along the easterly side of said road the following courses and distances: (1)
north I 1° 23' 30" west 33.50 feet; (2) north 170 26' 30"west 142.29 feet to the southerly side of
said land conveyed to Henry M. Hellman;
RUNNING THENCE along said land north 780 36' 30" east 129.55 feet to the point or place of
BEGINNING.
TOGETHER with a right of way over said second 50 feet private road from the
northwesterly corner of the premises southerly about 3800 feet to the Main Road.
ALSO with a right of way over said second 50 foot private road from the from the
northwesterly corner of the premises northerly and then westerly about 650 feet to Cedar Drive.
ALSO with a right of way over said 50 foot private road fro the easterly end of Aquaview
Avenue easterly about 334 feet to said easterly boundary of land of Frank Frumenti.
ALSO with a right of way 35 feet wide from said 50 foot private road southerly about 275
feet to said second 50 foot private road.
ALSO with the right to use in common with others a strip of land 40 foot in width, the
westerly line of which is the easterly boundary of land formerly of Wm. G. Lenz and which runs
from the northerly line of said 50 foot private road northerly about 275 feet to Long Island Sound.
ALSO with the right to use, in common with others, a parcel of beach about 40 feet by 90
