CALLANDER SCTM# 1000-3-2-6. J.M.O. Environmental Consulting on behalf of CHOCOMOUNT COVE PARTNERS, LLC, c/o ELIZABETH C. CALLANDER requests a Wetland Permit to remove an existing deck, structure and steps; construct a 1,640sq.ft. addition onto an existing single family dwelling with a drywell for roof runoff; construct a 12'x32' pool with a 24'x60' pool deck; construct a 68' long rock retaining wall along southerly side of proposed pool and deck area; construct a 14'x24' shade structure landward of pool patio; and construct a 822sq.ft. (includes steps) deck along the seaward side of the dwelling. Located: 12244 East Main Road, Fishers Island. SCTM# 1000-3-2-6. The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is CONSISTENT with the LWRP policies and therefore CONSISTENT with the LWRP provided the following is required to further Policy 6. 1. Establish a vegetated, non-turf buffer landward of the shoreline. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action.
