release unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,
situate,lying and being at East Marion,Town of Southold,County of Suffolk and State of New York.

Being and intended to be the same premises described in a deed made by Jeffrey B.Hulse and Carol Kalin,as
trustees of the Janis B.Hulse Irrevocable Family Trust and recorded July 30,2013,in Liber 12738,at page 405.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO IIAVEAND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will

and State of New York, bounded and described as follows:
BEGINNING at a point on the southeasterly side of Main Road, also known as Main State Road at the intersection of the
northeasterly corner of the land now or formerly of Francine Levine Revocable Trust and the northwesterly corner of
premises herein described, said point also being distant 289 feet northeasterly from the corner formed by the intersection
of the southeasterly side of Main Road, and the northeasterly side of Old Orchard Lane;
RUNNING THENCE North 49 degrees 46 minutes East along the southeasterly side of said Main Road, 83.1 feet to the
northwesterly corner of land formerly of Topham;
THENCE South 27 degrees 20 minutes East, along the last mentioned land 262.25 feet to land now or formerly of Mary
Lou Manfred;
THENCE South 48 degrees 48 minutes 30 seconds West along the last mentioned land, 83.25 feet to the aforesaid land
now or formerly of Francine Levine Revocable Trust;
THENCE North 27 degrees 22 minutes 40 seconds West, along the last mentioned land, 263.67 feet to the southeasterly
sine of the aforesaid Main Road at the point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the
