THIS INDENTURE, made as of the 3rd day of March, 2020 and delivered on
March 18, 2020 between ANNEGERD E. BUNTING, an individual having an address at
c/o Bunting Management, 217 International Circle, Hunt Valley, MD 21030, the party of
the first part, and BLUE JAR PTC, LLC, as Trustee of The George L. Bunting, Jr.
Descendants' Trust, having an address at c/o Bunting Management, 217 International
Circle, Hunt Valley, MD 21030, party of the second part;
WITNESSETH, that the party of the first part, in consideration of Ten ($10.00)
Dollars and other valuable consideration paid by the party of the second part, does hereby
grant and release unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being on Fishers
Island, Town of Southold, County of Suffolk and State of New York, as more particularly
described in Schedule A annexed hereto and made a part hereof.
BEING AND INTENDED TO BE, THE SAME PREMISES conveyed to the
party of the first part by deed from Lisa K. Howlett recorded on November 23, 2012 in
Liber D00012711, Page 649 in the Office of the Suffolk County Clerk.
SAID PREMISES are known and designated as District 1000, Section 010.00,
Block 06.00, Lot 013.001;
TOGETHER with all right, title and interest, if any, of the party of the first part in
and to any streets and roads abutting the above described premises to the center lines
thereof; TOGETHER with the appurtenances and all the estate and rights of the party of
the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done
or suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.

SCHEDULE A
ALL that certain plot, piece or parcel of land, situate, lying and being at Fishers Island, in
the Town of Southold, County of Suffolk and State of New York, being bounded and
described as follows:
BEGINNING at a stone monument set in the easterly side of a road known as Isabella
Beach Road 40 feet wide, where the same is made by land now or formerly of Barry R.
Bryan said monument being 1952.93 feet South of a point which is 1556.12 feet West of
another monument marking the U.S. Coast and Geodetic Survey Triangulation Station
`NIN' (which said `NIN' monument is located near the western end of a ridge
overlooking the South Shore of Fishers Island and on the highest point between
Chocomount and Mount Prospect and lies South 45 degrees 17 minutes 26 seconds East
of North Dumpling Light in Fishers Island Sound); and
RUNNING THENCE northerly, along the easterly side of said road and following the
arc of a curve to the right whose radius is 753.61 feet and the direction of whose radius at
that point is South 87 degrees 13 minutes 54 seconds East, 240.90 feet to land now or
formerly of Anne R. Bunting;
THENCE said land South 65 degrees 06 minutes 20 seconds East, 474.75 feet to Block
Island Sound;
THENCE Block Island Sound the following tie line course and distance: South 28
degrees 41 minutes 06 seconds West, 208.35 feet; to land now or formerly of Bryan
above mentioned and;
THENCE along said land the following 2 courses and distances: North 60 degrees 59
minutes 00 seconds West, 262.67 feet to a stake;
THENCE North 82 degrees 13 minutes 20 seconds West, 151.90 feet to the monument
set on the easterly side of said road at the point or place of BEGINNING.
