WITNESSETH that the Grantors, in consideration of One and 00/100 Dollars(51.00) lawful money of
the United States, and other good and valuable consideration paid by the Grantee, do hereby grant and
release unto the Grantee, Grantee's heirs, administrators, successors and assigns forever,the following

Being all the same Property conveyed to Grantors by virtue of a Bargain and Sale Deed recorded
November 8, 1999 among the Official Property Records of Suffolk County,New York in Book
11999 at Page 326.
THIS CONVEYANCE is made subject to any and all enforceable covenants, conditions,restrictions and
easements of record against the premises.
TOGETHER with the appurtenances and all the estate and rights of the Grantors in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the Grantee, Grantee's heirs,
administrators, successors and assigns, forever.
AND the Grantors covenant as follows:
First,that the Grantors are seized of the said premises in fee simple, and have good right to
convey the same,
Second, that the Grantee shall quietly enjoy the said premises;
Third, that the said premises are free from incumbrances, except as aforesaid;
Fourth, that the Grantors will execute or procure any further necessary assurance of the title to
said premises;
Fifth,that the Grantors will forever Warrant the title to said premises;
AND, the Grantors, in compliance with Section 13 of the Lien Law,covenants that the Grantors will
receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
Whenever used, the singular name shall include the plural, the plural the singular, and the use of any
gender shall be applicable to all genders.

and State of New York, bounded and described as follows:
BEGINNING at a point on the Northerly side of Lupton Point Road, a 20 foot right of way distant the
following courses and distances from the corner formed by the intersection of the Northerly side of
Lupton Point Road, a 20 foot right of way and the Easterly side of Marratooks Lane, all as measured
along the Northerly side of Lupton Point Road, a 20 foot right of way;
