BEGINNING at the southwesterly corner of the premises herein described, said point of beginning
being distant 240.49 feet easterly (as measured along the northerly side of a 25 foot right of way)

easterly side of Boisseau Avenue, and from said point of beginning running north 2 degrees 30
minutes 10 seconds east a distance 140 feet to a point;
