John M.Nicholson Irrevocable Trust, dated June 25, 2018, as to a fifty percent(50%) interest and Rima
Berzin, residing at 180 West End Avenue,New York,New York 10023,as Trustee of the Shama B.
Nicholson a/k/a Shama Berzin Nicholson a/k/a Shama Berzin Irrevocable Trust, dated February 22, 2018,
as to a fifty percent(50%) interest,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and No Cents
($10.00), lawful money of the United States, paid by the parry of the second part, does hereby remise,
release and quitclaim unto the parry of the second part,the heirs or successors and assigns of the party of
the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the at Mattituck, Town of Southold, County of Suffolk and State of
New York,being bounded and described as follows:

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated September 4, 2012 recorded in the Suffolk County Clerk's Office on September 12, 2012 in
Liber 12704 at Page 990.
BEINGAND INTENDED TO BE the premises commonly known as 3985 Sound Avenue,
Mattituck,New York 11952.
TOGETHER with all right,title and interest, if any,of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
