Witnesseth, that the party of the first part, by virtue of the poweriand-authority given in
and by said last will and testament, and in consideration of $465,000
Four hundred sixty-five thousand dollars,
release unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever,
ALL that certain plot, piece or partial of land, with the buildings and improvements
thereon erected, situate, Iying and being in the Town of Southold, County of Suffolk,
State of New York and more particularly described on Schedule "A" hereto annexed and
made a part hereof,
BEING and intended to be the same premises described in a deed made by Joseph Corso
and Helen Corso and recorded August 30, 1991, in Liber 11325, at Page 312
Together with all right, title and interest, if any, of the party of the first part, in and to
any streets and roads abutting the above described premises to the center lines thereof;
Together with the appurtenances, and also all the estate which the said decedent had at
the time of decedent's death in said premises, and also the estate therein, which the party
of the first part, has or has power to convey or dispose of, whether individually, or by
virtue of said will or otherwise; To Have and to Hold the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
And the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law covenants
that the party of the first part will receive the consideration for this conveyance and will
hold the right to receive such consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the

BEGINNING at a point on the Easterly side of Private Road (Ruch Lane)distant 363.47 feet Southerly as measured along
said Easterly side of Private Road from the corner formed by the intersection of the Southerly side of Middle Road with the
Easterly side of Private Road;
RUNNING THENCE along land now or formerly of Walker and Herkert North 43 degrees 51 minutes 00 seconds East
150.00 feet to the Westerly side of Lot 15 on the Map of Shorecrest filed Map No. 5584;
THENCE along said Westerly side of Lot 15 on the Map of Shorecrest filed Map No. 5584 South 46 degrees 09 minutes
00 seconds East 100.00 feet to land now or formerly of Lloyd;
THENCE along the said last mentioned land South 43 degrees 51 minutes 00 seconds West 150.00 feet to the Easterly
side of a Private Road;AND
THENCE along the Easterly side of a Private Road North 46 degrees 09 minutes 00 seconds West 100.00 feet to the point
or place of BEGINNING.
TOGETHER with right of way for use in common with others of the aforesaid 25 foot wide Private Road extending from the
