EXECUTOR'S WARANTY DEED
THIS INDENTURE, made October 29, 2019, between ,
PAMELA WONDER & LAURA GEOGHEGAN, Executors of the Estate of Mary DeMaio and
Executors of the Estate of Frank DeMaio, having an address at 145 Quaker Ridge Rd,
Manhasset, NY 11030 and 22 Longridge Rd, Manhasset, NY 11030, respectively, ("Grantor") and
PAMELA WONDER & LAURA GEOGHEGAN, as tenants-in-common, having an address at
145 Quaker Ridge Rd, Manhasset, NY 11030 and 22 Longridge Rd, Manhasset, NY 11030,
respectively ("Grantee").
WITNESSETH, that Grantor, to whom Certificates of Letters Testamentary for the
estate of FRANK S. DeMAIO a/k/a FRANK DeMAIO were issued to the Grantors by the
Surrogate's Court, Queens County, New York, on December 1, 2014, under Case No. 2012-1485,
and FURTHER to whom Certificates of Letters Testamentary for the estate of MARY C. DeMAIO
a/k/a MARY DeMAIO a/k/a MARY CONCETTA DeMAIO were issued to the Grantors by the ,
Surrogate's Court, Queens County, New York, on October 14, 2011 (which Letters were updated
on December 26, 2014) , under Case 2009-1789 and by virtue of the power and authority given by
Article 11 of the Estates, Powers and Trusts Law, and in consideration of TEN and 00/100
($10.00) Dollars paid by the second part, does hereby grant and release unto Grantee and the
heirs, executors, administrators, legal representatives, successors and assigns of Grantee
forever,
District ALL that certain plot, piece or parcel of land, with the buildings and
1000 improvements thereon erected, situate, lying and being at Orient in the
Town of Southold, Suffolk County, New York being more particularly
Section described in Schedule A attached hereto and made a part hereof,

TOGETHER with all right, title and interest, if any, of Grantor in and to any
Block streets and roads abutting the above described premises to the center lines

Lot TOGETHER with the appurtenances and all the estate and rights of

TO HAVE AND TO HOLD the premises herein granted unto Grantee and the
heirs, executors, administrators, legal representatives, successors and assigns of Grantee
forever.
Frank DeMaio and his wife Mary DeMaio acquired title to the subject premises by
deed dated September 27, 1991, recorded in the office of the Suffolk County Clerk on October 4,
1991 in Liber 11346 Page 481. Mary DeMaio predeceased Frank having died on November 14,
2008.
On August 13, 2009 Frank DeMaio executed a Disclaimer and Renunciation of
Interest wherein he renounced, disclaimed and refused to accept the 50% undivided interest of
Mary DeMaio in the subject premises. That Disclaimer and Renunciation was duly filed in the
Surrogate's Court Queens County on August 13, 2009. Accordingly the subject premises was
then owned undivided 50% interest by Frank DeMaio and 25% undivided interest by Pamela
Wonder and 25% undivided interest by Laura Geoghegan. Frank DeMaio died on July 13, 2011.
Grantor covenants that Grantor has not done or suffered anything whereby said
premises have been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will
receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement before
using any part of the total of the same for any other purpose.
Grantor covenants as follows: that said grantor is seized of the said premises in
fee simple, and has good right to convey same; that the grantee shall quietly enjoy the said
premises; that the premises are free from encumbrances, except as aforesaid; that the grantor will
execute or procure any further necessary assurance of the title to said premises; and that said
grantor shall forever warrant the title to said premises.
Said premises is known as and by street address 1100 Soundview Road, Orient
Point, NY 11957.
