BEGINNING at a point on the southeasterly line of the premises herein described and the northwesterly line of land now or
formerly of O'Sullivan at a point which is South 41 degrees 52 minutes 50 seconds West, a distance of 304.03 feet from a
point marked by a monument set on the southwesterly line of Bayview Road;
RUNNING THENCE along said land now or formerly of O'Sullivan, South 41 degrees 52 minutes 50 seconds West, a

RUNNING THENCE North 8 degrees 37 minutes 00 seconds West, a distance of 103.68 feet to a point and land now or
formerly of Gardner
