ALL that certain plot, piece or parcel of land, situate, lying and being near the Village of Greenport, Town of Southold,
County of Suffolk and State of New York, known and designated as Lot No. 102 on a certain map entitled, "Map of Eastern
Shores at Greenport, Section 111", filed in the Office of the Clerk of the County of Suffolk on September 27, 1965, as Map
No. 4475 and bounded and described as follows:
BEGINNING at a point on the easterly side of Moores Lane North distant 300 feet northerly from the corner formed by the
intersection of the easterly side of Moores Lane North and the northerly side of Homestead Way, said point and place of
beginning also being the division line between Lot 102 and Lot 103 on the map mentioned above where same intersects
the easterly side of Moores Lane North;
Running thence along the easterly side of Moores Lane North, North 20 degrees, 57 minutes 50 seconds West, 150.0 feet;
Thence along lot 102 on said map mentioned above, North 69 degrees 02 minutes 10 seconds East, 130.0 feet;
Thence along Lot 124 as shown on the map of Eastern Shores at Greenport, Section Five, Map No. 5234, South 20
degrees 57 minutes 50 seconds East, 150.0 feet;
Thence along Lot 103 on said map of Eastern Shores at Greenport, Section Three, Map No. 4475, South 69 degrees 02
minutes 10 seconds West, 130.0 feet to the easterly side of Moores Lane North and the point or place of beginning.
TOGETHER with a right of way 50 feet in wide running easterly a distance of 300 feet more or less to land now or formerly
of Morrison; running thence northerly along said land of Morrison and along land of H.J.S. Land & Development Corp. a
distance of 400 feet, more or less; running thence through land of H.J.S. Land & Development Corp. in an easterly
direction a distance of 550 feet, more or less,to Sound Drive which said Sound Drive is shown on a certain map entitled,
"Map of Eastern Shores at Greenport, Section It"and filed in the Suffolk County Clerk's Office which said right of way
herein granted continuing thence easterly along Sound Drive as shown on said map to Westwood Lane and continuing
thence southerly along Westwood Lane as shown on said map to Homestead Way as shown on said map; thence easterly
along Homestead Way to Moores Lane North as shown on said map; thence southerly along Moores Lane North to the
North Road (County Road 27).
TOGETHER WITH the use of the beach area as described in deed made by M.J.S. Land and Development Corp. to
Eastern Shores, Inc. dated March 17, 1965 and recorded March 18, 1965 in Liber 5716 page 16 and together with access
thereto over Sound Drive, a private road 50 feet in width from the westerly end of Sound Drive as shown on "Map of
Eastern Shores at Greenport, Section Ili"_
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the
premises which by law constitute real property.
FOR CONVEYANCING ONLY: Together with all the right, title and interest of the party of the first part, of in and to the
land lying in the street in front of and adjoining said premises.
