ALL THAT CERTAIN PLOT, PIECE OR PARCEL OF LAND, situate, lying and being in the
Town of Southold, County of Suffolk and State of New York, known and designated as Lot No. 40
on a certain map entitled, "Map of Highpoint Meadows, Section Two," which map was filed in the
Suffolk County Clerk's Office on March 19, 1990 as Map No. 8911; said lot being more particularly
bounded and described as follows:
BEGINNING at a point on the Westerly side of Tuthill Road Extension at the extension of the
extreme Southerly end of the curve connecting the Southerly side of Oriole Drive with the Westerly
side of Tuthill Road Extension;
RUNNING THENCE along the Westerly side of Tuthill Road Extension the following two courses
and distances:
1) Southerly along the are of a curve bearing to the left having a radius of 775.00 feet a distance of
100.93 feet;
2) South 34 degrees 03 minutes 40 seconds East, 8.95 feet;
RUNNING THENCE South 55 degrees 56 minutes 20 seconds West, 170.05 feet to the division
line between Lots 40 and 39 on said map;
RUNNING THENCE along said division line North 22 degrees 01 minutes 30 seconds West,
180.82 feet to the Southerly side of Oriole Drive;
RUNNING THENCE along the Southerly side of Oriole Drive the following two courses and
distances:

2) Easterly, Southeasterly and Southerly along the arc of a curve bearing to the right having a
radius of 40.00 feet a distance of 59.64 feet to the Westerly side of Tuthill Rand Extension at the
