party of the first part, and
DOROTHY BERKS, residing at 675 Halyoake Avenue, Orient, New York 11987,
party of the second part,
WITNESSETH, that the party of the first part, to whom Letters Testamentary were issued by
the Surrogate's Court, Suffolk County, New York, on October 4, 2019, and by virtue of the
power and authority given in and by said last will and testament, and/or by Article 11 of the
Estates, Powers and Trusts Law, and in consideration of Ten and 00/100 ($10.00) Dollars paid
by the party of the second part, does hereby grant and release unto the party of the second part,
the distributees or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land with the buildings and improvements thereon
erected, situate, lying and being at Orient, Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at the intersection of the northwesterly line of Platt Road with the southwesterly
line of said Platt Road; from said point of beginning running along said northwesterly line of
Platt Road, South 54 degrees 04 minutes 40 seconds West, 454.82 feet to an iron pipe and land
of Gid's Island Realty Corp., thence along said land, North 36 degrees 05 minutes 30 seconds
West, 350.0 feet to an iron pipe; thence along land of Gettinger & Trench, North 54 degrees 16
minutes, 00 seconds East, 348.68 feet to land of Boerum; thence along said land of Boerum, the
following two courses and distances: (1) South 37 degrees 05 minutes 50 seconds East, 340.93
feet to an iron pipe; thence (2) North 54 degrees 04 minutes 40 seconds East, 100.0 feet to said
southwesterly line of Platt Road; thence along said southwesterly line, South 37 degrees 05
minutes 50 seconds East, 8.0, feet to the point or place of BEGINNING.
SAID PREMISES being known as and by the street address 605 Halyoake Avenue, Orient, New
York.
SAID PREMISES BEING and intended to be the same premises conveyed to Robert Berks by
deed dated October 20, 1967 and recorded in the office of the Suffolk County Clerk on
October 24, 1967 in Liber 6243, Page 495.

and roads abutting the above-described premises to the center lines thereof;
TOGETHER with the appurtenances, and also all the estate which the said decedent had at the
time of decedent's death in said premises, and also the estate therein, which the party of the first
part has power to convey or dispose of whether individually, or by virtue of said will or
otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
SUBJECT TO the trust fund provisions of section thirteen of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
