THIS INDENTURE, made the 18' day of September,2019,

Millstone Lane, Cutchogue,New York 11935, as tenants in common, party of the first part, and
Christine Flynn, of 16 Millstone Lane, Cutchogue, New York 11935, as Trustee of The Christine Flynn
Revocable Trust, as to a fifty(50%)percent interest and
Laura Pupke, of 16 Millstone Lane, Cutchogue, New York 11935, as Trustee of The Laura Pupke
Revocable Trust, as to a fifty(50%)percent interest, party of the second part;
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and No Cents
($10.00), lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever;
ALL that certain plot, piece or parcel of land, with the buildings and improvements therein contained,
situate, lying and being a condominium unit in Cutchogue, Town of Southold, County of Suffolk and
State of New York, known and designated as Home No. 8 (the "Home") in the condominium known as
Harvest Pointe Condominium 1 (the "Condominium"), said Home more particularly defined, designated
and described in the Declaration of the Condominium made by Rimor Development LLC establishing a
plan for condominium ownership of said premises under Article 9-B of the Real Property Law of the
State of New York, dated November 7, 2017 and recorded in the Office of the Clerk of the County of
Suffolk on January 9, 2018 in Liber D00012945 at Page 279 (the "Declaration"), designated as Section
102.01 Block 01.00 Lot 008.000, on the Land and Tax Map of the County of Suffolk and shown on the
Map of the Condominium, prepared and certified by Glen Robert Cherveny, New York State Registered
Architect, filed in the Office of the Clerk of the County of Suffolk on January 9, 2018 as Map No. 471.
TOGETHER with an undivided 1.5625% interest for the Home in Common Elements (as defined in
the Declaration)of the Condominium.
The premises within which the Home is located is more particularly bounded and described as
follows:

BEING and intended to be the same premises conveyed to the party of the first part by deed dated
August 19, 2019 and recorded in the Office of the Suffolk County Clerk on October 22, 2019 in Liber
13033 at Page 414.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof,

TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered
anything whereby the'said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
