THIS INDENTURE,made the 7*� day of SEPT. .2019 between 1st&Center LLC,
First Street,Greenport, NY 11944 herein referred to as"Grantor",and Eric Urban,440 First Street,
Greenport, NY 11944(herein referred to as"Grantee"),
WHEREAS,Grantor owns a certain parcel with improvement situate at First Street,Greenport,
New York 11944,Suffolk County Tax Map No. 1001-4-7-1.2, more fully described on Schedule"A"
annexed hereto and made a part hereof("Grantor's Property");
WHEREAS, Grantee owns certain improved lands situate at 440 First Street,Greenport, New
York 11944,Suffolk County Tax Map No. 1001-4-7-1.1 ,more fully described on Schedule"A-1"annexed
hereto and made a part hereof;
WHEREAS,Grantor,for good and valuable consideration, is desirous of granting an easement
and conveying rights and privileges to Grantee over a portion of Grantor's Property so that Grantee can
continue to own and use the Grantee's existing porch, brick steps and walls, and existing bay window
which are on the Grantor's property;
WITNESSETH:
1.Grantor hereby ratifies and confirms the grant,transfer, bargain, sell and convey unto the
Grantee,the heirs or successors and assigns, in perpetuity, of an Easement in gross of the nature,
character,and to the extent herein set forth, over and upon all that certain parcel of land constituting the
Grantee's existing portion of house, porch, brick steps and walls, and bay window which are on the
Grantor's property.
2.The location of the easement for the Grantee's existing portion of house,porch,brick steps and
walls,and bay window which are on the Grantor's property is visually depicted on the attached portion of
the survey.

first above written.
