Easement
THIS INDENTURE,made the a day of SUIT . 2019 between Eric Urban,440
First Street,Greenport, NY 11944 herein referred to as"Grantor", and 19`&Center LLC, First Street,
Greenport, NY 11944(herein referred to as"Grantee"),
WHEREAS,Grantor owns certain improved lands situate at 440 First Street, Greenport, New
York 11944, Suffolk County Tax Map No. 1001-4-7-1.1, more fully described on Schedule"A"annexed
hereto and made a part hereof("Grantor's Property");
WHEREAS,Grantee owns certain lands with improvement situate at First Street,Greenport,New
York 11944,Suffolk County Tax Map No. 1001-4-7-1.2,more fully described on Schedule"A-1"annexed
hereto and made a part hereof;
WHEREAS,Grantor,for good and valuable consideration, is desirous of granting an easement
and conveying additional rights and privileges to Grantees over a portion of the easterly side of Grantor's
property so that Grantees can use the 18 foot wide driveway to access Grantee's property to and from
Center Street, inclusive of all utilities;
WITNESSETH:
1.Grantor hereby ratifies and confirms the grant,transfer, bargain,sell and convey unto the
Grantee,the heirs or successors and assigns, in perpetuity, of an Easement in gross of the nature,
character,and to the extent herein set forth, over and upon all that certain parcel of land constituting the
18 foot wide driveway at the easterly side of Grantor's parcel for access to Grantee's property.
2.Grantor further grants to Grantee additional rights and privileges:
1. Authorizes access for any and all utilities, including but not limited to public water,cable, natural
gas, and electricity along the eastern side of Grantor's parcel to the Grantee's property;
2. Authorizes Grantee, his heirs, successors or assigns,to use said easement for both vehicle and
pedestrian access and utilities, herein now granted;
3. Grantor hereby grants a non-exclusive easement; Grantor reserves the right to use said
easement;
4. Grantee shall be responsible for snow removal,cost of maintenance and repair of the easement;
5. Grantor will share in the cost of snow removal,cost of maintenance and repair of the easement to
the extent that grantor uses said easement and in proportionate share to the use of the easement.
6. The location of the easement is visually depicted on the attached portion of the survey.

first above written.
