F. CHRISTIAN von ZUBEN, with an address of 205 Cadwallader Drive, Warrington, PA
18976, as CO-EXECUTORS OF THE ESTATE OF FREDERICK G. von ZUBEN,
party of the first part, and
MAX M. von ZUBEN and F. CHRISTIAN von ZUBEN, AND THEIR SUCCESSORS, AS
CO-TRUSTEES UNDER THE FREDERICK G. von ZUBEN 2007 REVOCABLE TRUST
AGREEMENT DATED MARCH 16, 2007, with an address of 116 East 63rd Street, 44D, New
York,NY 10065,
party of the second part or the Trust,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars ($10.00) and'�
other good and valuable consideration paid by the party of the second part, does hereby grant-and
release unto the party of the second part, the heirs and successors and assigns of the party of the.
second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements, thereon
erected, situate, lying and being in Town of Southold, County of Suffolk, and State of New
York, more particularly bounded and described on the attached Schedule A attached hereto and
made a part hereof,
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatsoever, except as
aforesaid;
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
costs of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose. The word
"party" shall be construed as if it reads "parties" whenever the sense of this indenture so
requires.

THIS conveyance is made subject to all covenants, conditions, restrictions, easements,
provisions, exceptions and reservations, if any, contained in former instruments of record.
BEING the same premises conveyed to Frederick G. von Zuben and Antonia von Zuben, his
wife, by Deed dated February 5, 1999 from Joseph John Vaccaro and Joseph John Vaccaro, as
Trustee of the Joseph John Vaccaro Trust executed April 27, 1988, and recorded in the Suffolk
County Clerk's Office on February 22, 1999 in Deed Book 11946 at Page 984.
The said Frederick G. von Zuben ("Decedent") died testate on January 7, 2016, a resident of
New York City, New York. His Last Will and Testament dated March 16, 2007 was admitted to
probate on April 5, 2017 by the Surrogate's Court of the State of New York, New York County.
The Decedent's sons, Max M. von Zuben and F. Christian von Zuben, qualified as Executors of
Frederick G. von Zuben's estate.
Antonia J. von Zuben, by instrument dated September 30, 2016, disclaimed her survivorship
interest in the property described herein. Said disclaimer was recorded in the Surrogate's Court
of the State of New York, New York County. As a result of said disclaimer, the Decedent's one-
half interest in said property passed in accordance with the terms of the Decedent's Last Will and
Testament. The remaining one-half interest in said property continues to be owned by Antonia J.
von Zuben, individually.
This Deed is to effectuate the transfer of Decedent's fifty (50%) percent ownership interest in the
real property to the party of the second part. As a result of this deed, the property is now owned
by Antonia von Zuben, individually, and the Trustees under the Frederick G. von Zuben 2007
Revocable Trust dated March 16, 2007, as tenants-in-common, each having an equal and
undivided fifty percent (50%) interest.
IN WITNESS WHEREOF, the party of the first part has duty executed this deed the day and
year first above written.
