THIS INDENTURE, made the /() day of May in the year two thousand nineteen
BETWEEN Linda Anninio, as surviving spouse of Mario Arminio, of 123 Meadow Lane, New
Rochelle,New York 10805, party of the first part(the "Grantor'),and John Arminio, of 57 Rolling
Way,New Rochelle,New York 10804, and Maria Arminio, of 30 Lincoln Street,Rye Brook,New
York 10573, as trustees of the Linda Arminio Irrevocable Trust, party of the second part (the
"Grantee"),
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and No Cents
($10.00), lawful money of the United States, paid by the party of the second part, does hereby
grant and release unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever:
All that certain plot,piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Southold, Town of Southold, County of Suffolk,and State of New York,
more particularly bounded and described in Schedule "A" annexed hereto and made a part hereof
("Premises").
BEING and intended to be the same Premises conveyed to the party of the first part by deed made
by Peter Bogovic and Lucy Bogovic dated October 7, 1994, and recorded in the Office of the
Suffolk County Clerk on October 18, 1994, in Liber 11698 at Page 727 of Deeds.
TOGETHER with all right, title and interest, if any, of the Grantor of, in and to any streets and
roads abutting the Premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the Grantor in and to said
Premises;
TO HAVE AND TO HOLD the Premises herein granted unto the Grantee,the heirs or successors
and assigns of the Grantee forever;
AND the Grantor, in compliance with Section 13 of the Lien Law, covenants that the Grantor will
receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose;
AND the Grantor covenants as follows:
That said Grantor is seized of the said Premises in fee simple, and has good right to convey the
same;
That the Grantee shall quietly enjoy the said Premises;
That the said Premises are free from encumbrances, except as aforesaid;
That the Grantor will execute or procure any further necessary assurance of the title to the said
Premises;
That said Grantor will forever warrant the title to said Premises.
The words "Grantor' and "Grantee" shall be construed as if it read "Grantors" and "Grantees'
whenever the sense of this indenture so requires.
