WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs .
or successors and assigns of the party of the second part forever,

State of New York, bounded and described as follows:
BEGINNING at a point on the northeasterly side of Stillwater Avenue
distant the following two courses and distances from the intersec-
tion of the northeasterly side of Fleets Neck Road with the south
erly'side of Stillwater Avenue:
1.- North 55 'degrees 09 minutes 30 seconds east along the
southerly side of Stillwater Avenue'341 feet
2. North 42 degrees 21 minutes 40 seconds west along the
northeasterly side of Stillwater Avenue 158.60 feet to the true
point of beginning; running thence north 42 degrees 21 minutes
40 seconds west along the northeasterly side of Stillwater
Avenue 120 feet; thence north 69 degrees 56 minutes 00 seconds
east along land now or formerly of Kiernan and Annabel and
passing through a monument 405 feet to Eugene's Creek, thence
along the high water mark of Eugene's Creek on a tie -line of
south 10 degrees 07 minutes 20 seconds east 112.72 feet; thence
south '69 degrees 56 minutes 00 seconds west along land now or
formerly of Tashjian, 340 feet to the northeasterly side of
Stillwater Avenue at the point or place of BEGINNING.
TOGETHER with all right, title and interest, if any, of the party of the firstpartin andtoany streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises;. TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
ANIS the party of the first part, in compliance with SeAion 13 of the Lien Laic, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improveanent before using any part of the total of the same for
any other purpose. '
The word "party” shall be construed as if it read "parties" whenever the sense of this indenture so requires.
