TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets
and roads abutting the above-described premises to the center lines thereof;TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the
parry of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same

owned by John Hallock situate, lying and being at Laurel, in the Town of
Southold, County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point on the westerly line of land of the parties of the first part
361 feet southerly along said line from the southerly line of Peconic Bay
Boulevard and adjoining land now or formerly of Bacchus;
RUNNING THENCE easterly on a line at right angles to the last described
westerly line of land of the parties of the first part 75 feet to the westerly line of a
right of way;
RUNNING THENCE south and along the westerly line of said right of way S 16
degrees 46' East 124.75 feet to a point;
RUNNING THENCE S 34degrees O' West 96.83 feet to a point;
RUNNING THENCE Northerly 16 degrees 46' West along the westerly line"of
land of the parties of the first part 186 feet to the point or place of BEGINNING.

the party of the second part, the full and free right in common with the parties of

radius is 82.83 feet to a distance of 48.04 feet, thence S. 16 degrees 46' East

Bacchus, running thence S. 16 degrees 46' East along the westerly line of land
of the parties of the first part to Great Peconic Bay, running thence northeasterly

point distant 520 feet from the southerly side of Peconic Bay Boulevard
