Southold, Suffolk County, New York, known and designated as and by Lot No. 21 on a certain
map entitled, "Map of Moose Cove at East Cutchogue, Town of Southold, County of Suffolk, State
of New York", prepared by Otto W. Van Tuyi & Son, from surveys completed June 14, 1960 and
filed in the Office of the Clerk of the County of Suffolk on August 30, 1960 as Map No. 3230, which
said lot is more particularly bounded and described according to said map as follows:
BEGINNING at a point on the westerly side of Beebe Drive distant southerly 500.00 feet from its
intersection with the southerly side of Antler Lane, as measured along the said westerly side of
Beebe Drive said point of beginning where the division line between Lots 21 and 22 intersects the
westerly side of Beebe Drive and from said point of beginning;
RUNNING THENCE South 31 degrees 44 minutes 20 seconds East along said westerly side of
Beebe Drive, a distance of 100.00 feet to land now or formerly of William Manning;
THENCE South 76 degrees 43 minutes 40 seconds West along the northerly side of said land, a
distance of 368.00 feet to the ordinary high water mark of Eugene's Creek;
THENCE northerly along said ordinary high water mark on an arc of a curve subtended by a line
