BARGAIN AND SALE DEED with Covenant against Grantor's Acts
THIS INDENTURE, made the 14'h day of June, 2019 BETWEEN
SCOTT PATCHELL and GAYLE PATCHELL, residing at 935 Park Way,
Southold, NY 11971 party of the first part and
MARIAN BROWN, residing at 50 Village Lane, Orient, NY 11957, party of the
second part.
WITNESSETH, that the party of the first part in consideration of ten dollars and
other valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party
of the second part, forever,
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the
(see attached schedule "A")
Being the same premises described in the deed to the parties of the first part herein
dated August 26, 2013 and recorded September ll, 2013 in Liber 12743 Page $$2 in
the office of the County Clerk, County of Suffolk, State of New York.
TOGETHER with all right, title and interest, if any, of the party of the first part
of, in and to any streets and roads abutting the above described premises to the center
lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever.
AND the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been encumbered in any way
whatsoever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and will apply same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of
this indenture so requires.

Suffolk and State of New York, known and designated as Lot No. 38 on a certain map entitled, "Southwood"filed in the
Office of the Clerk of the County of Suffolk on November 24, 1953 as Map No. 2141, said lot being bounded and described
as follows:
BEGINNING at a monument on the Easterly side of Park Way where the same is intersected by the division line between
Lot Nos. 37 and 38 on said map; said monument being also distant Southerly 492.08 feet from the extreme Southerly end
of the curve which connects the Southerly side of Critten's Lane and the Easterly side of Park Way;
RUNNING THENCE North 65 degrees 20 minutes 20 seconds East, 194.52 feet;
THENCE South 35 degrees 21 minutes 50 seconds East, 139.00 feet;
THENCE South 59 degrees 38 minutes 10 seconds West, 179.18 feet to the Easterly side of Park Way;
THENCE North 39 degrees 53 minutes 30 seconds West along the Easterly side of Park Way, 160.00 feet to the point or
place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the
premises which by law constitute real property.
FOR CONVEYANCING ONLY: Together with all the right, title and interest of the party of the first part, of in and to the
land lying in the street in front of and adjoining said premises.
