WITNESSETH,that the party of the first part, in consideration of Ten Dollars and No Cents
(S 10.00)and other valuable consideration paid by the party of the second part,does hereby grant and
release unto the party of the second part,the heirs or successors and assigns of the party of the second
part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon
erected,situate,lying and being at Southold,County of Suffolk and State of New York,bounded and

BEGINNING at the southwesterly comer of the premises herein described,said point of beginning being
distant 640.49 feet easterly(as measured along the northerly side of a 25 foot right of way)from the
intersection of the southerly line of land now or formerly of John J.Delaney with the easterly side of
Boisseau Avenue,and from said point of beginning;
RUNNING THENCE North 2 degrees 30 minutes 10 seconds East,a distance of 140 feet to a point;
RUNNING THENCE South 81 degrees 55 minutes 50 seconds East,a distance of 100 feet to a point and
land now or formerly of Pamic Family Trust;
RUNNING THENCE South 2 degrees 30 minutes 10 seconds West,a distance of 140 feet to the
northerly side of a 25 foot right of way;
RUNNING THENCE along the northerly side of a 25 foot right of way,North 81 degrees 55 minutes 50
seconds West,a distance of 100 feet to the point or place of BEGINNING.
TOGETHER with the right of ingress and egress(in common with others)over said 25 foot right of way
from the southeasterly corner of the premises westerly about 740.49 feet to Boisseau Avenue,said 25
foot right of way narrowing to 21.5 feet where it intersects said Boisseau Avenue.
Being and intended to be the same premises described in a deed made by Bruno Jelenkovic and Laura
Lelenkovic and ecorded August 1,2014,in Liber 12783,at Page 365.

TOGETHER with all right,title and interest,if any,of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered

AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so
requires.
