and DENISE M.WARFEL,as Guardians of the Property of the infants known as ELLA E.
WARFEL,VIENNE E.WARFEL,ELAINE E.WARFEL,and ELOISE E.WARFEL,and
BENJAMIN S.WARFEL and ANNE N.WARFEL,as Guardians of the Property of the infant
known as B.GEORGE WARFEL,parties of the second part. The interests of each infant are to be
held jointly by the Guardians of their property and the Chief Clerk of the Suffolk County

WITNESSETH,that the party of the first part,to whom letters testamentary were issued by the
Surrogate's Court,Suffolk County on June 26,2018,and by virtue of the power and authority
given in and by said last will and testament and/or by Article 11 of the Estates,Powers and Trusts
Law,and in consideration of NO dollars,lawful money of the United States,paid by the party of the
second part,does hereby grant and release unto the part of the second part,the distributees or
successor and assigns of the party of the second part forever;
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,
situate,lying and being at Marion,in the Town of Southold,County of Suffolk and State of New
York and designated as Lot#130 on a certain n►ap entitled,"Map of Pebble Beach Farms,East
Marion,Town of Southold,Suffolk County,New York"and filed in the Office of the Clerk of the
County of Suffolk on June 11,1975 as Map No.6266,more particularly described in attached
Schedule A-1.
The above prewises are known as 680 The Strand,East Marion,New York 11393.
Being the same premises which were conveyed by deed from APOSTOLOS SKAPERDAS and
KATHERINE SKAPERDAS to W.MARK WARFEL,dated July 22,2002,and recorded in the
Suffolk County Clerk's Office on the 13' day of August,2002 in Liber D00012202,Page 866.
Grantor reserved an easement five{5}feet wide on lot 130 along the boundary of lot 130 and 129,
commencing at the cliff line and ending on the northernmost boundary'of the aforesaid lot solely
for the benefit of lot 129. The owners of lot 129 may construct ladders,steps and/or stairs on said
easement for ascending and descending. T
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof, TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises,TO HAVEAND TO HOLD the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever. AND the party of the
first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the costs of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
