1. STRICT APPLICATION OF THE ORDINANCE would produce UNDUE HARDSHIP because ;;
We bought this property in 1957 as it had_ been for many years - a 75ft front lot
with a dwelling located in the center of the lot - equal sidelines on each side,
the house being set at an angle. The addition_ of the ~raposec garage will' reduce
the sidelines to less t~n the minimum permitted t~Uder section 307 of the Zoning
Ordinance. There is no available land to be purchased on that side of the dwelling
m~i~g it impossible to enlarge the lot. The adjoining ~n~ighbor has no objection
to this a~emtm~n.
2. The hardship created is UNIQUE arid is not shared by ali properties clike in the immediat~
vicinity of this property and in this use district because': -' Thi's is z~ a 75f~ lot between two
larger lots ~nd it is impossible to enlarge it to ~eet requirements.
3. The Variance would obse~e the spiHt of the Ordinance and WOULD NOT CHANGE THE
.CHARACTER OF THE DISTRICT because: This is ~ residential d±strict and there are
