Introduction: All applicants will give a presentation consisting of drawings, exterior materials samples and other information required by the Planning Department to the Committee. The Committee will ask questions and make suggestions as part of a general discussion with each applicant. Final recommendations from the ARC will be presented to the Planning Board in the ARC Meeting Minutes, and be made part of the Planning file for that application. The Planning Board will consider these recommendations, together with all comments from other agencies, and provide the applicant with a comprehensive written list of its requested revisions. New A Nicat'ion: • NORTH FORK SELF STORAGE#3 SCTM#1000-96-1-1.3 Town Planner Brian Cummings presented this proposed construction of one (1)two-story self-storage building at 40,500 sq.ft.,two (2) one-story self-storage buildings at 5,300 sq.ft. and 6,700 sq.ft. as Phase One, and two (2) RV Carport structures at 10,800 sq.ft. and 10,125 sq.ft. as Phase Two, with 62 parking stalls on 3.7 acres in the Light Industrial Zoning District. The Architectural Review Committee reviewed the proposed project and recommends the need to reinforce/reestablish the vegetated buffer areas along the County Route 48 and Depot Lane roadsides. The Committee is approving this application with the recommendations noted above. Motion made and seconded,. All Ayes. Amended Site Plan: + SOUTHOLD GAS STATION &CONVENIENCE STORE SCTM#1000-55-5-2.2 Emry Ilgin, principal owner, Charles Cuddy, Esq. owner's attorney, Eric Nicosia, Architect for the project, and Town Planner Brian Cummings presented this revised site plan is a result of the SEQRA FEIS and is for the proposed construction of a 2,400 sq.ft. (60'x40') convenience store and vehicle fuel sales, with: 8 _ ) m fuel pumps, one canopy at 2,520sq.ft. (60'x42') and 24 parking spaces on 1.46 acres in the General Business (B)Zoning District. This amended site plan was previously reviewed by the ARC for the conversion of an existing 3,476sq.ft. building (formerly for vehicle detailing, RV sales and servicing)to a convenience store and vehicle fuel sales with: 6 fuel pumps (12 fueling stations), two canopies, one at 50'x24' (1,200sq.ft.) and the other at 50'x50' (2,500sq.ft.) and 29 parking spaces on 1.46 acres in the General Business (B) Zoning District. The Architectural Review Committee tabled this project with comments at a meeting on 8/20/15.This resubmission resolves most of the prior comments.The Committee reviewed the new application and is recommending the following: • The landscape plan to be amended to use all native species and in greater diversity. Specifically, many more trees at 20' spacing (in lieu of proposed 40'-50' spacing). Suggested species: white oak, cherry, poplar, spruce, walnut and beech, planted in "family" groupings. We recommend that a landscape designer be involved in planning. • A 60'flagpole is shown near the street intersection.This is completely out of scale with the rest of the project. If there is to be a flagpole, it is recommended to be in scale with the 15' high monument sign, not exceeding 25' in height.
