Appellant Peconic Bay Boulevard Mattituck, New York at a meeting of the Zoning Board of Appeals on Thursday, April 16, 1959 the appeal was considered and the action indicated below was taken on your ( ) Request for variance due to lack of access to property ( ) Request for a special permit under the Zoning Ordinance ( ) Request for a variance to the Zoning Ordinance (X) Request for a special exception to the Zoning Ordinance 1. SPECIAL PERMIT. By resolution of the Board it was determined that a special permit ( ) be granted ( ) be denied pursuant to Article......................Section .................... Subsection.................... paragraph...................... of the Zoning Ordinance, and the decision of the Building Inspector ( ) be reversed ( ) be confirmed because 2. VARIANCE. By resolution of the Board it was determined that (a) Strict application of the Ordinance (would) (would not) produce undue hardship because (b) The hardship created (is) (is not) unique and (would) (would not) be shared by all properties alike in the immediate vicinity of this property and in the same use district because (c) The variance (does) (does not) observe the spirit of the Ordinance and (would) (would not) change the character of the district because and therefore, it was further determined that the requested variance ( ) be granted ( ) be denied and that the previous decisions of the Building Inspector ( ) be confirmed ( ) be reversed. 3 . SPECIAL EXCEPTIOi'i: Whereas the public convenience and welfare and justice will be substantially served, and the legally eatablish- ed or permitted use of neighborhood property and adjacent use districts would not be substantially or permanently injured and the spirit of the ordinance would be observed, therefore be it resolved that the application be granted for the erection of a real estate sales sign 2 feet by 3 feet and to be attached to the model house shell, BUT deny permission for the erection of a 4 foot by 6 foot ground sign to be located on the west side of the property. The original application was for two si~s - one a 2' x3~ to bemo~unted on the building, the other a g~ x $~ ground sign to advertize a real estate office in the building. The small 2' ~3~g sign which has been mounted on the building since permission was granted is inadequate for the pur~pse intended.
